Shared appreciation is an excellent way of making affordable home ownership possible.

HomeStart’s shared appreciation model helps people break into the housing market by increasing borrowing capacity without adding to loan repayment amounts. In return, the buyer shares a portion of their property’s change in value when it is sold or refinanced.

We are seeking organisations who share our desire to assist more South Australians into home ownership, and who have land or equity they are willing to invest for the medium-to-long term, for a modest return.

Successful pilot projects using this model include Brahma Green, an award-winning affordable housing project between The City of Salisbury Council, McCracken Homes and HomeStart.

Building solutions

HomeStart offers a unique construction option, which can assist developers to achieve the state government’s 15% affordable housing quota for new housing developments.

Key features of building with HomeStart include:

Low deposit options
No repayments for the first 9 months or until construction is complete, whichever comes first (in most cases)
Taking FHOG monies into account for deposit calculation purposes, thereby alleviating the deposit gap for first home buyers purchasing a house and land package.
